I am commenting on the proposal for a zoning variance for the property at 10791 Belair Dr in the
Lexington Farms community (application ID PZ-2024-00142 SE).
Lexington Farms is a community of owner resident, single family homes. To allow the variance to permit
short term (Air B&B type) rentals at this address would be the equivalent of dropping a three bedroom
motel into our community. This would be terrible for the Lexington Farms community and a very bad idea
for Carmel to start allowing essentially single unit "motels" to appear in residential areas.
Additionally, I believe the owner of this property intentionally obscured the required notice for this zoning
variance until last Friday(9/20). I first noticed the Proposed Notice of Variance sign last Monday(9/16),
not posted in the yard, but leaning up against the garage of this property where it was not clearly visible
and was mostly obscured by the cars in the driveway. It remained leaning against the house all of last
week and was only posted in the yard on Friday (9/20). So, in obscuring this sign until 3 days before the
meeting I do not believe the owner of the property gave the legally required notice to the community for
this meeting.
In summary, allowing short term rentals (single unit motels) embedded in a residential community is a
bad idea for Lexington Farms and for any other residential community in Carmel. Combine that with the
obscuring of the required notice by the owner until 3 days before this Zoning meeting and this is a
variance that should definitely not be granted.
