While it’s encouraging that our voices were heard, there are still several critical issues that need to be addressed before any decisions are made. No Commercial Build: There is simply no justification for allowing a commercial build at this location. Nowhere along 146th St from Clay Terrace to County Line Road exists commercial development on the south side. Adding commercial properties here is out of step with the established character of our community and would negatively impact the surrounding residential areas. The proposed drive-thru is especially concerning, as it would only increase traffic congestion and environmental disturbances such as light and noise pollution. High Residential Density: The residential density of the proposed development is still far too high. With Ambleside already at 4.6 units per acre and Bedford Falls at 2.02 homes per acre, increasing the density beyond this is completely unacceptable for such a small space. This level of density is inappropriate for the area and will strain local infrastructure, increase traffic, and fundamentally change the character of our neighborhood. We urge the committee to push for a significant reduction in density. Independent Pond: The inclusion of a "Super Pond" that would adjoin Ambleside’s pond is troubling, as it could lead to ongoing maintenance costs for Saddle Creek residents. An independent pond is the only viable solution to mitigate water staging issues and maintain the environmental balance. It would also help reduce the housing density by preserving some of the green space and trees that are critical to the neighborhood’s aesthetic and ecological health. Build for Rent Concerns: The "Build for Rent" model in the Lennar development is particularly worrying. This type of housing does not align with the existing residential patterns in Saddle Creek and the neighboring subdivisions of Carmel. The introduction of rental properties will likely decrease property values and increase transient populations, which is not conducive to fostering a stable, long-term community. Increased Traffic: Finally, there remains the issue of traffic. With the added commercial space and increased housing density, traffic around Saddle Creek will significantly rise, putting more pressure on Towne Rd, 146th St, and 141st St. This is a serious safety concern, particularly given the residential nature of the surrounding areas. 1 In conclusion, while we appreciate the committee's engagement, the key issues of commercial development, high residential density, the pond plan, and the "Build for Rent" option need further revision. We urge the council to continue advocating for the interests of the existing community and to ensure that any development respects the character and quality of life in our neighborhood.
