Dear Carmel Plan Commission Residential Committee,
I am writing to express my strong concerns and opposition regarding Lennar’s proposed development at
the intersection of 146th Street and Towne Road. As a resident of the neighboring Saddle Creek
community, I believe this project, as currently planned, will have several adverse impacts on the area.
1. Inconsistent Commercial Development: There is no existing commercial development along 146th
Street from Clay Terrace to the proposed site. The introduction of commercial spaces would disrupt the
established residential character of this corridor and set a precedent that is incompatible with the
surrounding communities.
2. Excessive Residential Density: The proposed high-density residential units are unsuitable for this
location. Ambleside, for example, has a density of 4.6 units per acre, while Bedford Falls has 2.02 homes
per acre. The density of Lennar’s project is too high and would create overcrowding, leading to a
diminished quality of life for current and future residents.
3. Water Management and Pond Maintenance: The development’s plan currently lacks adequate
provisions for water management. An independent pond is necessary to mitigate water staging
effectively. Without this, Saddle Creek residents may face increased maintenance costs and potential
flooding risks, which is unacceptable.
4. Negative Impact of Build-for-Rent Units: The Build-for-Rent model proposed does not offer any benefit
to Saddle Creek or the neighboring Carmel subdivisions. Instead, it poses a threat to property values and
community stability. This type of development is not aligned with the long-term interests of the
surrounding residential areas.
5. Traffic and Safety Concerns: The significant increase in traffic that would result from this development
is a serious concern. The roads around Saddle Creek are not equipped to handle the anticipated rise in
vehicle numbers, which would lead to congestion and safety issues for residents and commuters alike.
I urge the Committee to carefully reconsider Lennar’s proposal and its potential impact on our
community. The development, as currently designed, does not align with the character or infrastructure
capabilities of the area. I appreciate your attention to these concerns and hope you will take them into
account during your decision-making process. Thank you for your time and consideration.
