Subject:Attention Planning and Zoning - 146th/Towne Rd Development
Attention Planning and Zoning Committee,
As a resident of Saddle Creek, I urge you to work with Lennar to make changes to their proposal.
Here are the areas that need improvement:
No Commercial Build: There is no commercial development along 146th Street from Clay
Terrace, and it should remain that way.
Reduce High Density: The proposed density is too high for such a small space. For comparison,
Ambleside has 4.6 units per acre and Bedford Falls has 2.02 homes per acre. Recently, a house
fire in our neighborhood caused damage to three houses. Imagine the devastation in a high-
density area like the one Lennar is proposing.
Independent Pond: An independent pond is needed to help mitigate water staging and reduce
additional pond maintenance costs for Saddle Creek residents. This also helps in reducing
density.
Build for Rent Concerns: The Build for Rent model will not benefit Saddle Creek or neighboring
Carmel subdivisions and could negatively impact property values.
Tra?ic Increase: There are significant concerns about the increase in tra?ic around Saddle
Creek.
