FROM: Larry Jones, : TeagenConstructio~' Inc RE: Accessory Building David & Jackie Simon 10555 Hussey Lane Docket # 07030029 The'following information is intended to provide a description of the proposed Accessory Building :and the. related .siteconditions for the property located at 10555 Hussey Lane. A Variance of Development StandardS is being sought to allowthe construction of aD. Accessory Building in excess of the permitted }8'-0" height for such structures. Purpose of the structUre is for a Private Indoor Basketball Court for use by the Simon Family. The general constructi<>.n format for the building is to use a pre-engineered Steel Structure which is to be' placed upon a raised concrete floor system. Raised concrete floor system will be cOnstructed 4' -0" abo.ve the existing grade. Floor system is designed to allow the water from a flooding occurrence to flow thru and around the support structure while protecting the finished interim: portions of the structure. , ' , . The exterior of the building is to be clad in wood with Doors, Windows and Trim details per the attached plans. Exterior to be painted in a grey I moss green color range. Roofto be a painted standing seam metal panel. The primary function of the building is for a Basketball Court. The interior will consist of. the court area and a single story addition for a Bathroom, Changing Area, Viewing Area and Entry. Interior finishes consisting of Drywall walls, Tile & Wood floors and Basketball accessories. Upper walls and ceiling of court area to be exposed vinyl clad insulation'batts, steel'structure, duct work and lighting. Construction of the bUilding will require the relocation of the existing Tennis Court. See attached Site Plan(s).Placement of new Accessory Building and Tennis Court will not require the removal or any additional tress. Upon completion of construction, both the Building and Tennis Court ~o be landscaped. Building will receive new plantings to screen structure on all sides. ACcess to Building and Court to be by a paver block path inStalled from the exist:jng paved drive to the building's entry. No additional parking area to be created adjoining theaccessoty Building. No exterior lighting or Tennis Court lighting to be installed.. - The location of the proposed Accessory Building will be in a low area of the Simon property. The existing grade at the base of the building and the existing Tennis Court is 808.5'. The grade at both the Simon's primary residence and that of the adjoining neighbor varies from 834' to 840'. Upon completion . 'the total height of the proposed building will be 842' +/- above grade at the buildings roof ridgeline. From Hussey Lane the building should not be visible. From residents and automobile travelers along Spring Mill Road the view wilI be ~reened by the heavily wooded area to the East of the proposed building and WilliamS Creek. Attachments: 1.
