Thank you for your consideration thus far of the comments from the Saddle Creek Homeowners. It is my understanding that you will be reviewing updates to this project tomorrow, October 1, 2024. Please consider the following comments. As background, I built my home in Saddle Creek in 2001, and therefore am a long time resident. I purposely chose Saddle Creek because of the boundaries, and limited ability for the area to change significantly. Thus, maintaining the rural and quiet area that we love and expect. We do understand that the area in question will be developed, and believe it is crucial that Carmel consider the surrounding areas and keep the area sacred from what is happening on the north side of th 146 street in Westfield. th Please keep the south side of 146 residential and in keeping with the corridor west of Clay Terrace. Again, with all that is going up on the north side there absolutely no reason to add commercial to the south side, in fact, it makes more sense to keep it commercial free. This is a small space, the plans I saw seem very dense and not at all in keeping with the current surrounding residential areas. This does not make sense, and in fact seems like an eye sore and out of character for the area. The new neighborhood Ambleside is already very different and more dense. It seems this project should at least be in keeping with that already significant change to the area. Build for Rent is an absolute no, and in no way will benefit Saddle Creek or the surrounding neighborhoods. This will absolutely decrease our property values and bring dimensions to the area that we do not want. Also, in working closely with the HOA as a Board Member, it is my understanding the pond proposals are a major problem for our neighborhood. We have already suffered with the Ambleside development and this seems much worse. How can it be ok with the city for a new development to put financial and other burdens on an existing neighborhood, this is just not right. The developer needs to responsible and respectful. If they aren’t now through this process they never will be and we will continue to be taken advantage of. Please make sure the ponds are do not negatively impact our ponds or the beautiful tree lines that must stay. 1 Finally, please keep an increase in traffic away from Saddle Creek, it is my understanding that the main entrance will be off Towne Road in close proximity to the entrance to Saddle Creek. This is unacceptable and another reason this development should be the lowest density possible and commercial free. Please preserve our neighborhood and our Carmel!
