drain basin, and the revised emergency spillway weir
length is a minimum of 2 ft. The revised Outlet Control

The included Emergency Spillway Calculations show a
emergency spillway weir length of 4 feet; however, per
the Outlet Control Structure Detail on the Storm Details
(C603), the outlet structure is a 30" Nyloplast drain
basin. Also, it appears that per the location of the
orifice/weir plate, it will be located where the plate
cannot extend across the full inside diamter of 30".
Please review and revise the emergency spillway
calculations and any relevant plan elements accordingly.

An elongated sidewalk such as the one shown is needed
in order to maintain ADA compliance while navigating
the steep change in grade between the existing building
door way and existing sidewalk at 146th street . An
alternative would be to have multiple guard rail ramps
but this would be impractical/unaesthetic. Sidewalk
length must be quite long to build up in grade.

along the west side of the building. Please move the
connection further to the west to provide a direct

Underdrain Invert
It appears that the underdrain invert does not match the bottom of stone
elevation. Standard practice is for the underdrain elevation to match the
bottom stone elevation. Please review and revise.

The underdrain and outlet pipe invert is slightly higher
than the bottom of stone elevation to meet cover
requirements and daylight into the pond at the highest
elevation possible to minimize disturbance to the Taylor
Trace common area. When sizing the underground
detention system, the volume of stone between the
underdrain invert and bottom of stone were not
counted towards available detention volume. The
proposed underground detention system has sufficient
volume to detain the captured runoff from site.

It appears that the maximum 10-year flow rate to the water quality unit is
1.45 cfs, which exceeds the maximum 10-year in-line flow rate for an XC-2
unit. Please review and revise accordingly.

Treatment train is revised to an on-line XC-3 to handle
treatment flow and 10-year on-line flow rate. The
appropriate XC-3 detail is provided; see Sheet C606 for
updates. References to the diversion manhole and
diversion weir are removed from the submission. See
Appendix E of the Drainage Report for updates.

Please revise the drainage report to include calculations
showing how the diversion weir height was derived.
Also, please revise the aquaswirl detail in the plans and
drainage report to reflect the proposed horseshoe
configuration. Additionally, there are constructability
concerns with the diversion structure. It seems that a
substantial amount of the diversion manhole will need
cut out for pipe holes and there may not be enough
material to attach a weir plate. Please review and revise
accordingly.

The configuration has been revised to a horseshoe
aquaswirl (off-line) where the XC-2 unit is able to treat
the required water quality treatment flow of the site. See
Appendix E of the Drainage Report for updates.

We have no further comments on the plans. Before we can issue a
stormwater management permit, the following items need to be provided: 1.
A signed and recorded O&M manual 2. A stormwater engineers estimate for
all temporary and permanent stormwater measures 3. A non-expiring
stormwater performance bond for 100% the approved estimate 4. A
completed BMP easement agreement with exhibit and legal description 5.
Drainage approval from Crossroad Engineers 6. A stormwater management
permit application (this can be applied for here:
