C200 SITE PLAN.pdf Responded by: David Welch - 8/9/24 11:03 AM An elongated sidewalk such as the one shown is needed in order to maintain ADA compliance while navigating the steep change in grade between the existing building door way and existing sidewalk at 146th street . An alternative would be to have multiple guard rail ramps but this would be impractical/unaesthetic. Sidewalk length must be quite long to build up in grade. ---------------------------------------------------------- Reviewer Response: David Littlejohn - 6/26/24 3:44 PM The proposed revision to the sidewalk is still an indirect route from the path along 146th St to the sidewalk along the west side of the building. C320 EMERGENCY FLOOD ROUTING PLAN.pdf Responded by: David Welch - 8/8/24 1:58 PM The 100-Year emergency elevation of 850.81' refers to Storm STR 101. Resolved 80 2 Engineering Alex Jordan 6/18/24 12:52 PM Changemark It appears that the ponding would extend past the property line Per the grading plan and the elevations shown on this sheet, the property line elevations are to match the existing elevations. Due to this, the ponding elevation of 849.74 would spill over onto the adjacent property and require a drainage easement to be obtained from the adjacent property owner. Please obtain this easement or regrade the site to avoid ponding on neighboring property. C320 EMERGENCY FLOOD ROUTING PLAN.pdf Responded by: David Welch - 8/8/24 1:58 PM A berm with a high point greater than the 100-yr emergency overflow elevation is graded between the western property line and the parking lot to prevent ponding from spilling over onto the western adjacent property. The berm extends beyond the right-of-way line to ensure minimum overflow ponding from sheet flowing to the western adjacent property as it does in existing conditions. See Sheet C320 for updates. Resolved Plan Review - Review Comments Report Project Name: PZ-2024-00069 DP ADLS Independent Senior Insurance Workflow Started: 4/18/2024 11:01:06 AM Report Generated: 10/02/2024 12:10 PM REF #CYCLE REVIEWED BY TYPE FILENAME DISCUSSION STATUS 81 2 Engineering Alex Jordan 6/18/24 12:52 PM Changemark Is the clogged condition ponding in this area shown correctly? The grading to the northwest of the inlet is lower than the ponding area currently shown. It appears that the water would pond and spill over onto the adjacent property. Please reevaluate this area and confirm the ponding locations. If any ponding or overflow will occur on the adjacent property, an easement will need to be obtained from the property owner. C320 EMERGENCY FLOOD ROUTING PLAN.pdf Responded by: David Welch - 8/8/24 2:00 PM A berm with a high point greater than the 100-yr emergency overflow elevation is graded between the western property line and the parking lot to prevent ponding from spilling over onto the western adjacent property. The berm extends beyond the right-of-way line to ensure minimum overflow ponding from sheet flowing to the western adjacent property as it does in existing conditions. See Sheet C320 for updates. Resolved 90 2 CrossRoad Engineers Willie Hall 6/20/24 9:54 AM Changemark Underdrain Invert It appears that the underdrain invert does not match the bottom of stone elevation. Standard practice is for the underdrain elevation to match the bottom stone elevation. Please review and revise. C603 SITE DETAILS.pdf Responded by: David Welch - 8/8/24 1:29 PM The underdrain and outlet pipe invert is slightly higher than the bottom of stone elevation to meet cover requirements and daylight into the pond at the highest elevation possible to minimize disturbance to the Taylor Trace common area. When sizing the underground detention system, the volume of stone between the underdrain invert and bottom of stone were not counted towards available detention volume. The proposed underground detention system has sufficient volume to detain the captured runoff from site. Resolved 91 2 CrossRoad Engineers Willie Hall 6/20/24 9:57 AM Changemark Outlet Pipe Invert Elevation It appears that the outlet pipe elevation does not match the bottom stone elevation. If the outlet pipe elevation does not match the bottom stone elevation, then the bottom stone may not be counted towards available detention volume. Please review and revise accordingly. Please review and revise accordingly. Drainage Report.pdf Responded by: Gehan Mendis - 9/12/24 2:39 PM Treatment train is revised to an on-line XC-3 to handle treatment flow and 10-year on-line flow rate. The appropriate XC-3 detail is provided; see Sheet C606 for updates. References to the diversion manhole and diversion weir are removed from the submission. See Appendix E of the Drainage Report for updates. ---------------------------------------------------------- Reviewer Response: Willie Hall - 8/16/24 11:40 AM Please revise the drainage report to include calculations showing how the diversion weir height was derived. Also, please revise the aquaswirl detail in the plans and drainage report to reflect the proposed horseshoe configuration. Additionally, there are constructability concerns with the diversion structure. It seems that a substantial amount of the diversion manhole will need cut out for pipe holes and there may not be enough material to attach a weir plate.
