3h. Docket No. 82-02 PP Amend; Windsor Grove Subdivision, Common Area #4
(Primary Plat Amendment)
The applicant seeks approval to replat Common Area #4 of the Windsor Grove
Subdivision into a new lot (Lot #36) within the existing subdivision. The site is located
within the Windsor Grove Subdivision at the southwest comer of West 106th Street and
Towne Road. The site is zoned S-l/Residence - Very Low Density.

The applicant is proposing to amend the Primary Plat for Windsor Grove. Please see the
information packet provided by the applicant. Quite simply the request is to convert a common
area within the subdivision into a building lot for a single-family residence. The area is not
required under the existing plat approval for open space nor does its conversion constitute the
need for any additional subdivision waivers.
If there are no concerns raised by the public or comments from Plan Commission members
that remain unresolved at the end of the discussion on the item, the Department would
recommend that the Plan Commission suspend its rules and move to approve the Primary
Plat Amendment at this meeting.
Additional Note: As a Primary Plat Amendment written findings are required for action
on the item.
