I urge you to stop the proposed development on Towne Road and 126th St. There are many reasons why the proposed development is a terrible idea: 1. Density is way too high 2. Quality is way too low 3. It has zero character 4. It has limited green space and trails, which will spillover into our neighborhood to deprive us of use of amenities that we pay for 5. The development will have a dramatic effect to decrease property values of surrounding neighborhoods, especially in the Village of Westclay. What has not been obvious, however, is how this developer and law firm are being very deceptive with their target demographics. They have claimed that one of their proposed demographics are older clients who are seeking to "downsize". Yet, they have proposed zero ranch style homes. Why is there not a single ranch style home proposed? Because it would point to the insanity of their lot sizes and lot coverage. Their smallest home is approximately 1600 square feet. Split over 2 floors, the main level would be approximately 500 square feet (garage would be ~360 sqft footprint). Encore series: 1 What "older" client would choose a multi-story home where most of the living area is on the upper level, where the main level living area is only 500 square feet? It is clear that the developers' intent is to purposely exceed the Carmel Comprehensive Plan to put the highest number of homes over the least amount of land, with homes that are clearly not for older clients (having ranch plans would have revealed their tiny footprint of 500sqft main levels), to get as many young 2 families packed in, with no amenities so that they flood over to Village of Westclay amenities including playgrounds.I have 3 small children and we use our neighborhood parks every day. We do not deserve to be abused by this developer for the sake of maximizing their profit. It is sickening that they are pushing such a detrimental development to the west side of Carmel. This is not what Carmel needs.This is not what Carmel wants. The best use of the land would be homes on larger lots, with home sizes and home quality and street design and amenities equal to the general nature of the Village of Westclay. The Village of Westclay is an incredible community, and any development in this pocket of land should be striving to mirror the Village of Westclay.. Please reject this redevelopment proposal. There are so many other ways to develop this land better for the benefit of the local community and Carmel as a whole. Sincerely, Peter Zavislak 3
