Follow Up Flag:Follow up Flag Status:Completed  Docket # PZ-2024-00157SE Dear Carmel City Hall, As a long time resident of Carmel and Jordan Woodlands. I feel that Airbnb’s and VRBO’s have and will always have a negative impact on close knit family oriented neighborhoods such as Jordan Woodlands. Here are some highlights of why I think so: Impact on Neighborhood Character: STRs or (short Term Rentals) can shift the character of family- oriented neighborhoods to a transient environment, potentially diminishing the sense of community. Frequent turnover of guests often leads to a reduced sense of cohesion among permanent residents. Property Values: As I have seen in my professional experience in real estate and property management for over 20 years, STRs can influence overall property values and always diminish the property values in neighborhoods. Increased Noise and Traffic: Frequent visitors often translate to increased noise, more cars, and additional parking congestion, which can disrupt the quiet, safe environment residents expect. Safety Concerns: Short-term guests may not have a vested interest in the neighborhood’s safety standards, potentially leading to issues with noise control, excessive gatherings, and even security concerns. Reduced Housing Availability for Long-Term Residents: Homes converted to STRs reduce housing stock for potential long-term renters or homeowners. This can drive up housing prices, making it challenging for families looking to settle in the area. I feel this has been a negative impact on Jordan Woodlands. I also fell that if one is allowed to continue, more will pop up and ruin what a great neighborhood Jordan Woodlands is. While speaking with neighbors this week, I heard that this was suppose to be rented to only close family and friends staying here while owners were gone. This may have changed, but I know for a fact that this is incorrect. Due to the fact that I have had old friends of mine revisiting Carmel stay at this Airbnb. 1 Not only did my friends not know the owners, the owners have a sign in book to see where their guests are from. Along with that, they also have a book explaining their short history and how they flipped this home with pictures of before and after photos. This is basically a business for them to make a profit, nothing else! They no longer live here and the house sits empty until someone rents it. I kindly ask this renewal to be denied.
