Main Street Plainfield, IN 46168 Re: BZA Docket No. PZ-2024-00155 V: Horn Pool, Lot Coverage Variance Dear Ms. Cox: At the meeting held on Monday, October 28, 2024, the Carmel Board of Zoning Appeals Hearing Officer took the following action regarding the Development Standards Variance (V) request filed by you for the property located at 10419 High Grove Drive: APPROVED: Horn Pool, Lot Coverage Variance – Development Standards Variance approval for: • PZ-2024-00155 V: Maximum 35% lot coverage allowed, previously approved 43% lot cover from Docket No. PZ-2021-00084 V: 48% granted. CONDITIONS: • Work with the Carmel Engineering Department to add additional stormwater management improvements. Please be advised that per Article 9.15 of the Unified Development Ordinance, the aforementioned Development Standards Variance approval is valid for three (3) years. By that time, either continuous construction of the improvements must be underway, or a written request for a one-time, six-month extension of the approval must have been received and approval granted by this Department. The expiration date of the approval is October 28, 2027. Please include a copy of this letter with any permit application.
