toward green infrastructure, solar panels, or other
sustainability features.

to potentially apply green and sustainable components
into the building and site design. Additionally, this will

Bufferyard width
What level of bufferyard width are you proposing for the south and the
west? The recorded commitments anticipated an office use next to single-
family which would be a bufferyard D, but multi-family would only be a
bufferyard C. Please commit to a bufferyard D for the west and south buffers.

regarding the building location adjacent to Illinois Street? Are you proposing
a new distance the building shall be from the bufferyard along Illinois? If, so,
please clearly state what this new commitment is.

Yes, the building setback will be within 30' of Illinois
Street. (15' buffer plus 15' maximum setback at a point
as Illinois street is not a straight line but rather a curved
line generally parallel with the street. See commitment
amendment document. Justus is requesting a 15'
setback from the 15' buffer yard due to limiting factors
of the grade. Specifically, the proposed FFE of the
building relative to the existing street elevation.
