Hollibaugh, Director SUE FINKAM, MAYOR L E T T E R of G R A N T October 30, 2024 Julie Jarrett 3721 Aldrew Place Carmel, IN 46074 Re: BZA Docket No. PZ-2024-00152,154,174 V: Jarrett Pool, Additional Variances Dear Ms. Jarrett, At the meeting held on Monday, October 28, 2024, the Carmel Board of Zoning Appeals took the following action regarding the Development Standards Variance requests filed by you for the property located at 3721 Aldrew Pl.: APPROVED with Conditions: Jarrett Pool, Additional Development Standards Variances request for: • PZ-2024-00152 V: Minimum Side and Rear Yard Setbacks - A swimming pool, hot tub, or its deck or equipment shall be set back the following: equipment shall be at least 10-ft from the side lot line, and pool decking shall be 18-ft from rear lot line (15-ft easement width plus 3-ft); 8-ft side yard setback for pool equipment granted and 11-ft rear yard setback for pool decking granted. • PZ-2024-00154 V: Maximum 35% lot coverage allowed (previously approved 45% lot cover with Docket No. PZ-2022-00145 V); 55% now granted. • PZ-2024-00174 V: Minimum Side Yard Setback: When more than ten (10) feet away from a Principal Building, an Accessory Building shall be set back the easement width (8.5-ft) plus three feet (11.5 feet total required), 8-ft granted. CONDITIONS: • Install landscaping in the southeast corner of the lot (landscape plan to be reviewed/approved by Hamilton Co. Surveyor’s Office and Carmel Planning Dept. before that, for species and location). (I will email you separately to coordinate this.) • Schedule a final pool inspection for pool permit B-2022-00688 with the Carmel Building Safety Dept., and pay any outstanding permit fees. (They can be contacted at 317-571-2444, or email Bill Hohlt at whohlt@carmel.in.gov.) (Please note that your Residential Plan Amendment Application (permit B-2024-01431) is still in review and any outstanding permit fees will need to be paid right after it is approved and issued. Please contact the Carmel Building Safety Dept. for more info.) Please be advised that per Article 9.15 of the Unified Development Ordinance, the aforementioned Development Standards Variance approvals are valid for three (3) years. By that time, either continuous construction of the improvements must be underway, or a written request for a one-time, six-month extension of the approval must have been received and approval granted by this Department. The expiration date of the approval is Oct. 28, 2027. Please include a copy of this letter with any permit application.
