I believe the proposal poses safety risks for our area and exceeds the recommended density for the current zoning of S1 and the Comprehensive Plan for West Carmel. This proposal would show complete disregard for the intended zoning and the surrounding community character, which makes West Carmel a sought after location to live. My biggest concern is the high density of the proposal will undoubtedly be a significant increase in traffic for current residents (which have a high retiree and children population). I often bike with my preschooler from Village of West Clay to Primrose and Puccini’s Pizza, which requires us to cross Towne Road. This increase in traffic would lead to a significant increase in safety risk, on an already very busy road. I also have a concern for the lack of green space and amenities in the proposal. This proposal would lead to a "freerider" burden on surrounding neighborhoods' amenities. I have previously lived in a neighborhood where the adjacent neighborhood had no amenities (pool, parks, tennis courts). We had non-residents use our amenities free of cost, all the while our HOA fees continued to increase. I would encourage you to either deny this development or seriously consider a reduction in density and increase in greenspace with amenities. Please feel free to contact me if you have questions.
