Re: Woodland Evaluation for the Proposed Lennar Project at 146th and
Towne Road, Carmel IN.
Assignment
I was asked to visit the proposed Lennar development site, which is at the southeast
corner of 146th Street and Towne Road, Carmel Indiana. My goal was to perform a
Woodland Evaluation for the site.
The Woodland Evaluation was to identify:
• The dominant tree species (i.e. the majority of the species in the area).
• Secondary tree species (i.e. species found but might just be one tree).
• The composition of the understory of the area (i.e. shrubs taking up the area
under the trees).
• I was also asked to determine the Woodland Type, of each particular area,
using the City of Carmel definitions as follow.
I also inventoried each area and supply the inventory separately.

On September 18th, 2024, I visited the site and spent time organizing the property into
four (4) distinct areas. I then inspected each area and took photographs to assist in
reporting a general impression of each area.
Area #1- Northeast fence line
This area is the east property line north of the wooded corner.
Species found in Area #1- (Note not a complete inventory)
Dominant Species Scientific Name
Hawthorn Crataegus var.
Common hackberry Celtis occidentalis
Secondary Species
Black Walnut Juglans nigra
White Oak Quercus alba
Area #1 has a total of 15 trees.
Understory
The understory is generally open as this is a fence row.

Woodland Type Determination
Area #1 – Northeast fence line would be considered a Mature Woodland according to
the City of Carmel.
Tree Preservation Opportunities
This would be a good candidate for preservation as it is a long skinny fence row along
the property line.

This area would also be a good candidate for tree preservation as it is the south end of
the fence row along the property line.

This area is the wooded triangular southeast corner of the property.

Understory
The understory is densely populated with tall grass and undesirable Ash (Fraxinus var.)
asaplings.

Area #3 – Southeast corner would be considered a Young Woodland according to the
City of Carmel.

This area would be a good candidate for preservation.

This area has a total of 7 trees.

Area #4 – South Field Area would be considered a Scrub Woodland according to the City
of Carmel.
Tree Preservation Opportunities
This area would be a good candidate for preservation as it is close to the drainage area
and all the trees are grouped close together.
