Shannon and Anita,
Thank you for attending the HOA meeting on Wednesday evening the 23rd. We all truly appreciate your
interest in our community and neighborhood.
I have an architectural education and have spent my career in the sales and marketing of building
materials. I have learned that the character of every project can be easily understood by the early site
plans.
The site plan revealed last night clearly shows an aggressive attempt to maximize the use of every square
foot of property available. When shown next to the meandering streets, homes, and parks of the Village
of West Clay, it is clear that the 2 separate developments have nothing in common.
Proposed Development ... straight north / south streets with minimal building setbacks and building
lines. The homes will all be very similar with little to no customization. There is only a single green park
with little to no detail and placed in the far left corner of the development. Most of the proposed homes
would be closer to 4 separate parks and greenbelts within a short 1 - 2 block walk inside the
Village. Those parks are maintained and funded by Village HOA dues for their member's use.
Village of West Clay ... meandering treelined streets with varying setbacks matching all the various
styles and home types. Diverse custom homes honoring historical architectural styles from various
Indiana areas and regions. Parks and greenbelts are within a block of nearly every home. All public areas
are meticulously maintained with expensive HOA fees paid by all village residents.
In summary, the plans we saw last night more closely match what you would see in flat prairie suburbs
developed by mass production builders in places like Dallas or Houston ... not the warm suburbs of
Carmel, IN. I know because we lived in the suburbs of Dallas for many years. Those neighborhoods are
mostly built from these same prototypes.
