I respectfully request that my concerns be shared with each member of the Planning Commission as they review this project. My objections are based on the following key issues:  Inconsistent Architectural Style: The proposed project is not consistent with the architectural style and character of homes in west Carmel. Our community values its distinctive appearance, and this development could disrupt the cohesive aesthetic.  Incompatible Property Values: The proposed project does not align with the property values in the Village of WestClay. This inconsistency could adversely affect the value of existing properties in the area.  Greenspace and Common Area Issues: The planned greenspace and common areas are not in harmony with the Village’s layout and existing neighborhood standards. Our community prioritizes open, well-integrated public spaces that foster a welcoming environment, which this proposal fails to provide.  Excessive Density: The density of this development is too high and does not reflect the more balanced population distribution within the Village. Such density could strain community resources and infrastructure.  Potential for Lowered Property Values: There is a concern that this development may lower property values within the Village, which would have long-term implications for current residents.  Insufficient Setback, Screening, or Buffer: The proposed setback and buffer zones are limited, failing to offer the level of privacy and separation expected in our community. This could disrupt the quality of life for nearby residents.  High Lot Coverage: With 90% or more lot coverage, the proposed development is far denser than existing properties in the area. This contrasts sharply with the Village’s preference for lower- density, open-lot designs.  Incompatible Architecture: The architectural design of the proposed buildings is inconsistent with the Village’s established aesthetic, raising concerns about the cohesion of the neighborhood.  Rental Community Concerns: Many residents are concerned that the development may turn into a rental community, which could impact neighborhood stability and community investment. I appreciate your attention to these concerns and ask that they be carefully considered by the Planning Commission members as they deliberate on this proposal.
