I do so as the proposed development does not fit the nature of West Carmel: 1. It is very dense; 2. The proposed lot coverage is very high; 3. The green spaces proposed are limited and centralized and much of the proposed “green space” is to manage drainage; 4. While the broad Carmel development plan does call for denser development, I believe such increased density should adjoin similar spaces, be mi?gated by offering diversity within a PUD with some dense and some less dense spaces, or adjoin transi?onal spaces such as parks or city boundaries 146th St); 5. The proposal does not match up in any way with the neighborhoods and PUDs to the east, north, south, or west. This PUD would clearly be an “island” within the exis?ng West Carmel area.
