I, along with many neighbors, am concerned about the potential negative impact this development could have on our community. The Village of WestClay is a unique and carefully planned neighborhood, and this proposed project diverges from its established character in several key ways: - Inconsistent Home Design: The architecture and style of the proposed development do not align with the homes in west Carmel, and they would disrupt the aesthetic continuity of our neighborhood. - Impact on Property Values: The planned development does not match the property values in our area. Many of us worry that this disparity could lead to a decrease in property values across the Village. - Insufficient Greenspace: The green spaces and common areas proposed are far below the standard set by our community, which prides itself on open, well-maintained areas that encourage outdoor activities and neighborly interaction. - Excessive Density: The proposed density of the development is significantly higher than what exists in the Village, which would strain local resources and alter the peaceful character of our neighborhood. - Lot Coverage and Screening: The development proposes minimal setbacks and lacks adequate screening or buffer zones, which would lead to less privacy and more noise for current residents. - High Lot Coverage: With more than 90% lot coverage, the development would give little room for natural landscape, further detracting from the neighborhood’s appeal. - Risk of a Rental Community: Many residents are concerned that this development could become a rental-heavy community, impacting both property values and the sense of stability in the Village. I urge you to consider the character and unique qualities of our neighborhood as you review this proposal. It is my hope that the Planning Commission will recognize the collective concerns of our community and preserve the qualities that make the Village of WestClay such a desirable place to live.
