Dear Members of the City Planning Commission,
I am writing to express strong opposition to the proposed housing development planned for west
Carmel,known as the Stout Farm project, as it conflicts significantly with the character and standards of
our community. After thoroughly reviewing the proposed plans, several concerns have emerged that I
believe warrant serious consideration.
First, the project lacks consistency with the existing homes in west Carmel, particularly within the Village
of WestClay. As you know, our community has worked diligently to maintain a distinctive aesthetic,
which includes carefully planned architectural designs and a commitment to preserving property values.
This proposal, with its architectural approach and design, would be out of place among the homes that
define the Village and surrounding neighborhoods.
Additionally, the proposed density of the development raises major concerns. The plan suggests a high
concentration of residences, which contrasts sharply with the well-considered spacing typical of the
Village. The significant density increase could have adverse effects on property values, potentially
decreasing the value of existing homes. Similarly, the proposed lot coverage, which exceeds 90%, leaves
minimal room for greenspace and common areas, unlike the open and thoughtfully landscaped areas
that enhance west Carmel’s appeal. Limited setback and screening or buffering for this development
also fail to meet the standards our community expects, further exacerbating the incongruity.
Moreover, we are deeply concerned about the potential for this development to become a rental
community. A shift toward rentals could undermine the stability and investment that residents have
made in this area, leading to a transient population that may not have the same long-term commitment
to our community’s quality and values. As it stands, this development could disrupt the carefully
nurtured fabric of the Village of WestClay and the greater west Carmel area.
I respectfully urge the commission to reconsider or significantly revise the current proposal, aligning it
more closely with our community’s established standards and values. Thank you for your time and
attention to these important concerns.
