Dear Mr. Butler,
I wanted to voice my concerns about the proposed Stout's Farm plan adjacent to my home in the Village of
West Clay. First and foremost, I am very concerned about the incredibly high concentration of homes, the lack
of amenities, the lack of green space, and the quality of the builder.
Starting with the last point, as you are probably aware, the builder in question has a terrible record for quality.
If you read the complaints lodged against them, homes are not well built, and the company does not stand
behind their work. Having them build homes in our city, much less adjacent to my neighborhood, is very likely
to have a negative impact on property values. In addition, those new residents will receive an inferior home
and likely suffer from years of problems, if past performance is any indicator. Not only are the homes subpar,
so too are their plans, which also lack the spaces that residents in Carmel have come to expect, e.g. green
spaces, playgrounds, and other amenities. While we in the Village are very social, having non-residents use our
amenities, playgrounds, etc. would add expense to our already hefty HOA fees. I don't want my fees to
increase simply because the builder was too greedy to set aside those things for prospective buyers.
Simply put, I agree we need more affordable housing in Carmel, but we should never compromise the quality
that is a hallmark of our community. We should not allow a variance to our density plans that will negatively
impact new and existing homeowners. We should NOT grant this builder a change to the zoning to build this
slapdash community.
