Dear Bric Butler,
I am writing to express my strong opposition to the proposed development in West Carmel - Stout Farm, which I believe
will have a detrimental impact on our community and is inconsistent with the established character and values of the
Village of WestClay and neighboring areas.
Below are specific concerns regarding the proposed project:
1. Inconsistency with West Carmel’s Character: The project does not align with the architectural style or general
character of homes in West Carmel. Our community has a distinct and cohesive aesthetic, and the proposed
development does not reflect this unique identity.
2. Potential Impact on Property Values: The property values in the Village of WestClay have been carefully
cultivated over time. The density, style, and nature of the proposed development do not match this standard, and we
are concerned that it could negatively impact our property values.
3. Inadequate Green Space and Common Areas: The development’s green space and common area allocations
are insufficient and inconsistent with the neighborhood’s existing open areas. West Carmel prides itself on its
accessible and well-maintained green spaces, which contribute to the community’s charm and livability.
4. High-Density Development: The proposed density far exceeds what is typical for our area. Such high-density
development does not align with the Village’s suburban layout and may lead to increased traffic and congestion,
further straining local infrastructure.
5. Insufficient Setback, Screening, and Buffering: There is limited setback and minimal screening or buffering in
the proposed design. This lack of space between properties diminishes privacy and deviates from the spacing
standards upheld by the Village and surrounding neighborhoods.
6. Excessive Lot Coverage: With a lot coverage of 90% or more, the proposed project will feel overbuilt and
crowded. This approach is inconsistent with the Village’s open, welcoming aesthetic, which includes significant green
spaces and landscaped areas.
7. Architectural Incompatibility: The architectural style and design of the proposed buildings do not match the
established look and feel of the Village of WestClay. Preserving architectural consistency is essential to maintaining
the area’s character and appeal.
8. Concerns Regarding Rental Community Potential: There is significant concern that this development may
become a rental community. A high concentration of rental units could impact property values and affect the
community’s stability and cohesiveness.
In light of these concerns, I urge the council to reconsider this development plan or require substantial revisions to
ensure it aligns with West Carmel’s values and long-term vision. Our community’s character, property values, and
overall quality of life depend on responsible and thoughtful development.
