We lived for several years in the Westmont subdivision immediately north of the Village and always admired the feel and the architecture of the Village. We previously lived in the Meridian Kessler area for 30 years and loved the feel of the older homes. We now live at 1989 Stanhope Street which has the feel of Meridian Kessler. Our backyard is immediately adjacent to the Stout Farm property. We have significant concerns with regards to the proposed development. We attended the meeting of the Village residents with the developers and share in the below list of concerns that were brought forward that evening:  The proposed project is not consistent with homes in west Carmel  The proposed project is not consistent with Village of WestClay property values  The proposed greenspace and common area is inconsistent with the Village and neighborhoods in west Carmel  The proposed density is too great and inconsistent with the Village  The proposed development may lower property values  The proposed development has limited set back and screening or buffer  The proposed development has 90% or greater lot coverage  The proposed development has architecture inconsistent with the Village  The residents are concerned this will become a rental community Our main concern is with the density and the extreme lot coverage of the proposed development. While the Village has some areas of similar density, those small areas are intermixed with other types of housing, some with much larger lots. In the proposed development there are 7 homes in the estate section that are similar to the Village, however the remaining 96% of the homes would cover 90% of the lots. While we understand that developing the Stout Farm property is inevitable and that the Carmel Planning Commission's plan is to get more affordable housing options for Carmel, we think the proposed development would greatly affect the property values of the homes in the Village and change the whole feel of the Village, which is why we moved from a typical suburban subdivision last December.
