I will not be able to make the meeting on Nov 19, and I wish to express my concerns. We moved into 1983 Stanhope St in the Village of West Clay in September of 2009. We have always enjoyed the view across our back alley of the Stout farm, but we have always understood that the farm would turn into something else one day. However, we never imagined that it would turn into what the Clay Cottages intend to be. The high density of homes that would back up to our alley are totally inconsistent with the Village as well as the other surrounding neighborhoods. For every two houses on our side of the alley, they intend to pack in three houses. While their plan does not include back garages, the back of these homes would be very close to us with 90%+ lot coverage. They say they would plant trees along their side of the alley where there are none, but I am sure those trees would be more like twigs sprouting from the ground. Such a neighborhood would be very unsightly and would undoubtedly decrease the value of our property. I do not understand why they cannot put in a community that is more consistent with the Village such that it blends better and still provides more privacy for us directly on the other side of the alley. Also, I am very concerned that a great number of the homes would end up being rentals that would be poorly maintained. Lastly, we pay a high HOA in the Village for very nice parks and recreation areas. Because of the proximity of this development to the Village, I am sure that such areas would be frequented by the Cottage residents without any contributions to our HOA.
