Dear Ms. Butler,
We are unable to attend Nov 19 as I will be out of the country. We would like our input to be placed in
the record.
Carmel has a long and extremely successful development history which importantly includes
"grouping" like-for-like areas. The hotel corridor, the complex around the Palladium and the Village of
West Clay are all excellent examples.
The proposed Stout Farms development is inappropriate, in contrast to this decades-long track record
of success, in part because it 'muddles' the pattern and character of development. More specifically:
The proposed project is not consistent with homes in West Carmel
The proposed project is not consistent with Village of WestClay property values
The proposed greenspace and common area is inconsistent with the Village and
neighborhoods in west Carmel
The proposed density is too great and inconsistent with the Village
The proposed development may lower property values
The proposed development has limited set back and screening or buffer
The proposed development has 90% or greater lot coverage
The proposed development has architecture inconsistent with the Village
The residents are concerned this will become a rental community

excellent stewardship they have provided over a long period of time.
