Project Description:
The Civic Square multi-family condominium project is located at 50 Red Truck Road and will include 24 residential units on 0.49 acres. The developer is Lynn Wall of the Novo Development Group. Studio M Architects and
Civil & Environmental Consultants, Inc. are providing design services on the project. The applicant seeks site plan and design approval for a multi-family building infill to situated around an existing parking garage structure,
condominiums (6 per floor/24 total). The building is 9,584 gross sq. ft. and 4 stories/61’8” tall. The site is zoned C1/City Center. Bike parking is provided at the front of the building and inside the parking structure. The
following variances are requested.
BZA Docket No. PZ-2024-00198 (UDO Section 2.34):
Applicant seeks a variance to exceed the maximum lot coverage of 80%. for 88%.
BZA Docket No. PZ-2020-00201 (UDO Section 5.21.B):
Applicant seeks a variance to plant shade trees within the Monon Green Boulevard right-of-way. No shade trees are to be planted with the right-of-way.
BZA Docket No. PZ-2020-00202 (UDO Section 1.07):
Applicant seeks a variance for reduction of street typologies and streetscape facilities for Veterans Way. No 6 ft wide minimum tree lawn is provided.
