Eight (8) conditions RE:
1. A townhouse is a single~family
dwelling unit constructed in a group of
three or more attached units, separated
by property lines in which each unit
extends from foundation to roof and with
open space on at least two sides, per
code.
2. Design of townhouses shall be in
accordance with the seismic provisions
listed per code.
3. Exterior walls with a fire separation
distance of less than 3 feet shall have
not less than a one-hour fire-resistive
rating with exposure from both sides,
per code.
4. Garages shall be separated from the
residence and its attic areas by a smoke
separation of not less than 1/2-inch
gypsum board applied to the garage side.
Garages beneath habitable rooms shall be
separated from all habitable rooms above
by not less than SIB-inch Type X gypsum
board or equivalent. The structure
supporting the separation shall also be
protected by not less than 1/2-lnch
gypsum board or equivalent, per code.
5. Garage floor suriaces shall be of
approved, noncombustible material.
6. Townhouses shall be separated by
fire-resistance rated wall assembly.
7. Each individual townhouses shall be
structurally independent.
8. Townhouse common walls shall be
continuous from the foundation to the
underside of the roof sheathing, deck,
or slab, and shall extend the full
length of the common wall per code.

Drees, they will actually modify the
property lines on those lots, so that
none of those lots will have any area
that falls within the floodway.
This permit is valid only if construction commences witllin one (I) year of the date of issuance of the State Commercial Design Release. All constru~tion
must be completed (C/O issued) within two (2) years of the issuance date. 1

The building & Sewer Shall be pve sewer pipe meeting ASTM specifications 3034 SDR 35 of latest revision; or vitrified clay pipe, meeting!
ASTM specifications C-700 for extra strength clay pipe of latest revision unless other materials are hereby permitted in writing. The sewer
shall be installed in accordance with ASTM 2321 for pve pipe and the Uniform Plumbing Code for the State of Indiana. All installations shkll be
in strict compliance with pertinent City of Carmel ordinances. Back Water check valves shall be installed in accordance with City Code Sc~tion

9-122(a), and sections P3008.1 and.2 of the International Residential Code. All building sewers shall be 6" diameter.
All installations shall be "ooen trench" inspected and anproved by the Cannel Sewer Deoartment before any backfilling; is done. Non-
compliance may result in digging up the sewer installation and/or denial of future sewer permits and/or denial of water connections.
No footing or foundation drains or other sources of ground water or storm water shall be pem1itted to enter the public sewer.
Sewer insoections should be reauested at (317) 57] -2648 one to four hours in advance. I
