Subject:STOUT FARM DEVELOPMENT
My comments will be different from other residents of the Village of West Clay. I have
been a resident for the past seven years and live at The Stratford with my wife. I have
been amazed at the way that the property values have been enhanced because the HOA
has strictly enforced the covenants and it remains a choice location for home ownership.
It is a great place to live and wish I could have raised my kids in this environment.
The proposal for development of the Stout farm is a deterrent to homeowners value in
West Clay, especially those on the boundary of the development. The proposed housing
is not similar to housing in any part of western Carmel or the Village of West Clay. It
reminds me of a old trailer court with houses jammed together on streets with no
originality as far as layout. The proposal does not appear to have any buffer with current
houses that are of far higher value. The architecture is not consistent with the other
neighborhoods in west Carmel. My final concern is that this development has the real
potential for non-residential ownership for rental purposes. The pride in a rental house is
far less than home ownership.
In summary, the development just does not belong in this part of the Carmel
community.
