Subject:Stout high density development, Towne Road, Carmel
We OPPOSE this project being presented to the Carmel Planning Commission on December 17, 2024. Here are the key
reasons from our perspec?ve:
1. This project is not consistent with the original plans for VOWC.
2. It will become a rental community thereby decreasing property values. Concern is that this will become investor
owned proper?es and short term rentals. Lack of long-term ownership and thus reluctance by renters and owners to
maintain the property.
3. Density is too great and nega?vely impacts Carmel Clay Schools which is why people move here.
4. We moved in 3 years ago and have experienced large annual RE assessment increases and corresponding tax
increases. That is a problem that will likely be self-corrected if this development is approved. Unfortunately, the Assessor
will likely not incorporate this financial impact for RE taxes to the extent necessary. Then we will s?ll pay higher taxes
and watch our property values diminish from current levels.
Please oppose this project.
