The number of lots are maximized through out, examples are the north and east perimeter and around the private property block on the northwest side. Adding to this the roads are rectilinear to maximize houses but are not sweeping or creative. The north and east perimeters do not present trees or landscaping as a friendly barrier. Notice that the large home section, east perimeter, the small lot is formed to favor the lot with the house. How about attention to the many existing neighbors? Where are the swing sets and play areas for the new neighborhood? How is this neighborhood designed for the benefit of the many new home owners? The CC developers said Carmel needs this housing density. It sounds of shaming and not consideration for existing neighbors. Nor does it recognize the variety of houses close by where mixed density transitions smoothly. The proposal is CC’s maximum ask, it is obvious they are expecting changes.
