HomeMy WebLinkAboutLetter #102 Kelly Mikesell Butler, Bric From:Kelly Mikesell <kelly.dave.mikesell@gmail.com> Sent:Monday, November 11, 2024 10:17 AM To:Butler, Bric Subject:Stout Farm Development Dear Mr Butler, I am writing to share my concern with regard to the development project of the Stout Farm adjacent to the Village of West Clay. While I understand the need for further development in west Carmel, and fully support the owner's right to sell his farm I'm concerned about the type of development that is being proposed. The type of housing is not consistent with our area, overall, and the added density without proper screening or buffering needs to be taken into consideration. I am concerned about the property values surrounding the proposed development and its overall impact to the residents. Why would we allow a developer that has been cited as building less than quality homes to be part of an area that is so well maintained and beautiful? Please know that I am not at all against further residential development of Stout Farm, and understand the need for additional housing. However, we live in the Villas section of the Village of West Clay on Blisland Street (and Shaftesbury as the adjacent street) and by way of letters we receive unsolicited in our mailbox and discussions with friends there is a huge interest by consumers looking for more quality empty nester homes like ours in the Carmel area - and in the Village of West Clay. So I'm wondering why there couldn't be a solution like that considered? It might take work between the sellers, the VOWC and the Carmel Planning Commission to broker a deal like that but I think that vision is much more in line with what we enjoy in our area now. In addition, bring in quality home builders, like McKenzie Homes or others, to the discussion to see if additional maintenance free living empty nester homes might be an option. Thank you for your consideration, and the further dissemination of this idea to the Planning Commision. Kelly Mikesell 2285 Blisland Street, Carmel, IN Village of West Clay Resident 1
