Some of the reasons for my concern are as follows:  The proposed project is not consistent with homes in West Carmel  The proposed project is not consistent with Village of WestClay property values  The proposed greenspace and common area is inconsistent with the Village and neighborhoods in west Carmel  The proposed density is too great and inconsistent with the Village and neighborhoods in west Carmel  The proposed development may lower property values  The proposed development has limited set back and screening or buffer  The proposed development has 90% or greater lot coverage  The proposed development has architecture inconsistent with the Village  The residents are concerned this will become a rental community Further, I am most concerned about the continued development of farm and open land in Carmel. Northwest Carmel is becoming an endless array of farms converted to cookie-cutter developments. In leading communities in the nation, these lands are often increasingly protected by the city / county to ensure greenspace is represented and density is managed effectively. In general, large equity backed developers like that represented with the Stout Farm development have little care for the community they are investing in. The plans for Stout Farm show a clear lack of understanding for several community and neighborhood norms and considerations and is structured solely to maximize profits. Please feel free to contact me below with any questions. I hope that the city takes this matter seriously. I'd argue that there is more economic and cultural value to the city to allow this property to remain a single-owner structure to be purchased as public land.
