Subject:Stout Farm Development
Dear City Council,
The proposed project is not consistent with homes in west Carmel and especially inconsistent with the
architecture of The Village of West Clay.
The lot coverage exceeds 90% of the lot size, which is completely inconsistent with West Carmel
neighborhoods.
The Village of West Clay has a tremendous amount of shared green space, which offsets the smaller lot
size.
The proposed development offers no shared green space and no amenities.
The density of the development and the LOWer quality of the proposed architecture offers limited set
backs, virtually no green screening or buffers, which is completely incompatible with the surrounding
area.
MOST IMPORTANTLY, these types of neighborhoods attract investor/buyers, not local
homeowners. There are many neighborhoods priced below $500K in Carmel with 50% investor
ownership and many of those investor/owners are not even residents of Indiana. This kind of
neighborhood will quickly become a rental community.
So, the talking point of building housing for the ‘missing middle’ does not pass the smell test.
City Council established a Comprehensive Plan for Development they do not want to honor. Why? What is your
end goal? No one in the surrounding area wants this. City Council needs to engage in More Listening!
Stop dismissing the sentiments of the current residents and taxpayers of Carmel. Instead of focusing on
creating more home owners to increase your tax base in Carmel, perhaps you should focus on shrinking your
operating budgets to avoid the need for this kind of reckless expansion.
