Having a family in development, I understand the development side of an investor like Taylor Morrison. This is a no brainer for Taylor Morrison to want this change of zoning for this certain parcel. This would be a dream for any developer like Taylor Morrison (in that price range) to have that ground and rezoned to a PUD. Why? When the developer builds for $350,000-$650,000 on those parcels, they will be worth more immediately and developer will not have to spend a dime on any more quality, custom features, amenities, green space, lot size etc.… Buyers lose, current residents lose, only developer wins! Taylor Morrison • Currently has 14 communities surrounding Indianapolis in the building process • The average sales price within 1 mile radius of all 14 communities is $373,429.60 • No other county in Indiana has approved Taylor Morrison to build in their higher end estate sections of their cities • Rating 1.3 - Reviews: https://www.trustpilot.com/review/www.taylormorrison.com Multiple reviews say: Faulty gas lines, eroding of exterior in first 2 years, very bad quality, and multiple lawsuits by homebuyers. • Lack of HOA oversight only charging an average of $400/yr for HOA • Green space 13.77% for residents use (approx. from map Taylor Morrison provided and they did add a “might” for this 13.77%) • No amenities – “might” be a grass area with a picnic table VOWC / West Carmel • The average sales price within a 1 mile radius of the VOWC is $904,507.00 • Custom / quality homes with high end finishes • Strict HOA with HOA oversight I pay $2,256/yr. – (I can say that if even a lightbulb goes out on my mailbox, I am notified within hours and given a specific time to switch it out) • Green space 133% (I did a study of the homes that border the project) • Amenities Galore (multiple of everything) • One of the most sought after neighborhoods to live in West Carmel As a real estate agent in The Village of West Clay, I often encounter homeowners who are eager to enhance their properties with updates and regular maintenance. In fact, this year alone, I have spent over $70,000 on my home for improvements and upkeep. I am comfortable with the investment as it helps maintain - and even increase – the value of my property. However, if this project is approved, it could present an increased level of uncertainty that could affect my home’s value in the future. Despite the benefits of home updates, homeowners must also consider external factors that could influence their property’s value. I am now weighing the possibility that not all the money spent on my home may be recovered if the project is approved. In conclusion, I am opposed of the Taylor Morrison “Clay Cottages” project.
