PROJECT SCOPE:
The project proposed is to extend the current two car garage an additional 14 feet toward
the west property line. The purpose is to be able to garage a 1972 Impala, a second
passenger vehicle and a utility trailer which the HOA requires to be garaged.
The proposed construction’s exterior will consist of full brick facing the street (north side)
and garage door opening (west side), and partial brick wall (lower) and lap siding (upper)
facing the back yard. The brick source is a combination of reusing the brick from the west
wall being demo’d and original matching brick that was lifted from an backyard patio and
walk ways.
The roof shingles are to match the existing roof with the roof line being slightly elevated
above the existing in the event there is a marginal diƯerence between new shingles and
aged shingles. Lap siding will be used over the garage door and will match the same siding
that was on the demo’d wall.
The garage door will remain a double wide single door.
Statement of Variance
Based on the UDO Section 5.02.B.3, the garage and outbuildings cannot be over 75% of the
house’s first floor square footage. The first floor 1242 square feet allowing for 931 sq feet of
garage and outbuildings. The planned expansion is 153 sq feet over the 931 square feet
maximum. The variance is to allow the construction to exceed the 75% by an additional
12% or a total of 87%.

Statement of Support
The home, garage and outbuilding are located in Deerfield Subdivision where all the
property lots are 1 acre in size. The outbuilding which is 144 square and within the
guidelines of the HOA houses a riding lawn mower, snow blower, garden equipment and
pool equipment.
The front of the garage expansion is 86 feet from the front property line bordering on the 10
foot city right of way and complies with Lilly Covenants’ set back requirements which are
incorporated in the Deerfield Subdivision Covenants. The west side of the expansion is 63
feet from the west property line well inside the side set back requirements.
We have obtained approval from the Deerfield HOA for this project.

The expansion of the existing garage will conform to the existing structure, which is inline with the existing
neighborhood aesthetics. The property the building is constructed on is a 1 acre parcel. The building with the
proposed expansion is well inside the front and side setbacks.

2. The use and value of the area adjacent to the property included in the variance will not be affected in a substantially
adverse manner because:
The construction utilizes the same building materials as the current building including the use of the original brick
used when the home was built in 1964.

3. The strict application of the terms of the Unified Development to the property will result in practical difficulties in the
use of the property because:
I am a retired individual who owns a classic automobile, which requires repair. To meet the requirements of the
subdivision HOA, I can only work on this vehicle in a garage. Without this variance I would have to find a remote
location at an additional expense and inconvenience or be forced to sell the vehicle. Additionally, I do some
woodworking as a hobby, and the extra space will allow me the continuation of this hobby while being able to store
my vehicles properly.

IT IS THEREFORE the decision of the Carmel Board of Zoning Appeals that Development Standards Variance Docket No.
___________________________ is granted, subject to any conditions stated in the minutes of this Board, which are
