In this case, their website shows the ground floor area of the principal building at 2,593 square feet and the attached garage at 957 square feet. The calculations you provided are very close to these so we can default to your measurements. For some clarification, Section 5.02 in our ordinance states, “5.02 - Maximum Ground Floor Area: a. The combined square footage of the Ground Floor Area of a Private Garage and/or Accessory Building shall not exceed seventy-five percent (75%) of the Ground Floor Area of the Principal Building.” We also take the definition of “ground floor area” into account which is, “Floor Area, Ground: The square foot area of a Building within its largest outside dimensions computed on a horizontal plane at the ground floor level, exclusive of open porches, breezeways, terraces, attached garages, and exterior stairways.” Another requirement that would come into play is also from Section 5.02 which states, “a detached garage, which is the only Accessory Building on the lot, may equal the maximum dimensions of twenty-four (24) by thirty (30) feet provided that the Ground Floor Area of the garage is less than or equal to the Ground Floor Area of the Principal Building.” For this property, we would count the existing 953 square feet attached garage and the proposed 1,586 square feet detached garage against the ground floor area of the principal building which comes out to ~98% accessory square footage compared to principal square footage (2,539 / 2,586). The project, as proposed, would require variances for the height, the overall accessory square footage compared to the principal square footage, and for exceeding the 24’ x 30’ maximum allowance.
