The applicant seeks the following development standards variance approval for a front porch addition: 2. Docket No. PZ-2024-00186 V UDO Section 2.10 Minimum 35-ft minimum front yard setback required; 25- to 27-ft requested. (There is also a 30-ft platted front yard setback for Carmel Village Subdivision.) The site is located at 412 Ash Drive (Carmel Village subdivision, Lot 52). It is zoned R2/Residence. Filed by Rick & Holly Martin, owners. General Info: • The Petitioner seeks approval to add a front porch addition to the existing house. • A variance is requested for front building setback. • The site is in Carmel Village subdivision; it does not appear that an HOA (Homeowner’s Association) exists. • Surrounding this site are single family residential homes. • Please see the Petitioner’s info packet for more detail on the variance request. Variance Requested: Front Setback - • The UDO allows a minimum 35-ft front yard building setback, and 25- to 27-ft is requested. This is a 28.5% to 23% change. • The subdivision also has a platted 30-ft front building setback line. A Replat application has been filed, to remove the platted front setback line. It is Docket No. PZ-2024-00203 SP Replat. • The front porch addition will have wooden posts with brick bases. • The front porch roof material will be metal roofing. Remaining Review Comments: • All Planning/Zoning comments have been addressed. Final Comments: • The Planning Dept. supports the variance request; it will be a nice architectural feature for the front facade. • The subdivision plat has a platted front building line for these lots. The added structure needs to meet that setback, or seek Replat approval. The Petitioner is working on gaining Replat Application approval to reduce or remove that front platted setback line from the subdivision plat for this lot (an administrative process) with Docket No. PZ-2024-00203 SP Replat. Findings of Fact: • Please refer to the Petitioner’s Findings of Facts included in their BZA Info Packet. Recommendation: • The Dept. of Community Services (DOCS) recommends positive consideration of the variance request, with the condition of Replat approval, and with adoption of the Findings of Facts submitted by the Petitioner.
