(V) Carmel Medical Office Building at The Bridges, Sign Variance.
The applicant seeks the following development standards variance approval for an additional sign:
9. Docket No. PZ-2024-00215 V UDO Section 5:39(I)(2)(b)(i) A building may have two
signs per street frontage. 4 total signs allowed; 6 signs requested.
The 3.68-acre site is located at 11380 Illinois Street. It is zoned PUD (The Bridges Z-550-11) and not in
any overlay district. Filed by Jimmy Clark & Daniel Schelling of Cornerstone Companies, Inc., on behalf
of Bridges MOB JV LLC., owners.
General Info:
• The Petitioner seeks approval for wall signage for a medical office building with multiple tenants.
• The tenants of the medical office building are medical in nature.
• A variance is requested for the total number of signs.
• The site has two street frontages – Pittman Way to the north and Illinois Street to the east.
• The site is not located in any subdivision; hence, no HOA (Homeowner’s Association) approval is needed.
• Surrounding this site are residential, office, and commercial land uses.
• Please see the Petitioner’s info packet for more detail on the variance request.
Variance Requested:
Number of Signs -
• The UDO states that a building may have two signs per street frontage. 4 total signs are allowed for this site
since it has two street frontages, and 6 total signs are requested. This is a variance of 2 signs.
• The medical office building will have three wall signs on the east façade facing Illinois Street, and it will
have three wall signs on the west façade facing the interior parking lot.
• The internally illuminated wall signage proposed will have white acrylic faces and black returns.
• The wall signs will fit into and with the architectural elements and detailing of the building.
• The sign raceways will be painted the same color as the brick on the building, to blend in.
Remaining Review Comments:
• All Planning/Zoning comments have been addressed.
Final Comments:
• The building has 3 major (primary) tenants that share most of the space in this building. As such, Planning
Staff think all three tenants should have equal visibility to the public. The presence of the 3rd sign will not
hinder the architectural integrity of the building and will not be a nuisance to the surrounding area.
• Most of the visitors to this medical office building will be patients seeking care and their family members.
Findings of Fact:
• Please refer to the Petitioner’s Findings of Facts included in their BZA Info Packet.
Recommendation:
• The Dept. of Community Services (DOCS) recommends positive consideration of the variance request, and
with adoption of the Findings of Facts submitted by the Petitioner.
