Subject:Stout Farm Opposition
Dear Carmel Planning Commission,
My family and I reside in the Village of West Clay, here in Carmel, IN. I am writing in hopes that you will
support our opposition to the proposed Stout farm development.
The obvious opposition points are:
The project isn’t consistent with the homes in West Carmel
The project isn’t consistent with the Village of West Clay property values
There isn’t a plan for greenspace in this development that is consistent with other neighborhoods
and would drive people into the Village of West Clay to find adequate greenspace leading to
overcrowding of our neighborhood
The proposed density exceeds what is consistent in the area and our neighborhood
The density and types of proposed homes will likely reduce our property values
This will become a rental community and not one for homeowners
There is very little to no buffer between this proposed development and our neighborhood
The proposal exceeds the lot coverage consistent with this area, greater than 90%
Bottom line: If they want to develop Stout Farm, the plan needs to be consistent with all the development
standards of Carmel and the Village of West Clay.
We don’t want to see the deliberate development of a neighborhood without sufficient green space and
amenities to support its residents. Doing so will only drive new occupants to migrate to the Village of
West Clay, where the amenities are. We pay substantial fees to maintain our neighborhood and
amenities. Moreover, a community without amenities will certainly yield lower property values than what
is consistent with the area.
All of Carmel is being overdeveloped, and we feel it is imperative to be discerning and deliberate about
the projects that move forward. They should be up to the established standard or better. This is the only
way to continue improving our beautiful city of Carmel, IN.
