Subject:Proposed Development of Stout Farm
Mr. Bric Butler,
I want to first thank you for your hard work on behalf of the Carmel Planning Commission. Carmel has become one of
the top small ci?es in the US because of individuals like you and members of the Planning Commission.
I’ve been a resident of the Village of WestClay since 2011. It’s a lovely and safe neighborhood, which is especially
important to me as a single woman. The proposed Stout Farm Development by Taylor Morrison is seeking lot coverage
of 75-90%, which exceeds the R4 zoning requirements. It does not follow the recommenda?on and intent for West
Carmel in the Comprehensive Plan, nor does it fit with the Village of WestClay which it abuts to the north and east nor
other homes in West Carmel. The proposed density is too great and inconsistent with VOWC. There is limited set back
and screening/buffer that’s been proposed. The architecture of the proposed development is also not consistent with
VOWC. Finally, I am very concerned that this community will become a rental community.
