Subject:Concerns Regarding Proposed Development in West Carmel
Dear Mr. Butler,
I am wri?ng to express my deep concern and strong opposi?on to the proposed development in our village. I feel
compelled to share these issues, as this project poses significant risks to the character, property values, and overall well-
being of our community. I urge you to share my concerns with the Planning Commission members as they evaluate this
proposal.
The proposed development is wholly inconsistent with the homes and architectural style in west Carmel. The dis?nct
character of our neighborhoods, par?cularly in the Village of WestClay, is a cornerstone of what makes this area so
unique. The project as proposed risks disrup?ng that harmony. Furthermore, the development does not align with the
property values in our community. This misalignment could diminish the value of exis?ng homes and erode the
confidence of current residents in the stability of their investments.
I am also deeply troubled by the design and density of this development. The greenspace and common areas are not
reflec?ve of the though?ul layout we have come to expect in the Village and nearby neighborhoods. Addi?onally, the
proposed density is far too great and inconsistent with the surrounding area, crea?ng concerns about overcrowding and
strain on community resources.
The project’s lack of sufficient setback, screening, and buffer space is also alarming. These are cri?cal elements for
maintaining privacy and a sense of separa?on between proper?es, which this proposal fails to address adequately.
Compounding this issue is the 90% or greater lot coverage—an extreme departure from the balanced, open-lot designs
that define our village.
The architectural style of the proposed buildings raises further concerns, as it does not align with the established
aesthe?c of the Village. I fear this lack of consistency will disrupt the cohesive appearance of our community.
Addi?onally, many residents, myself included, are deeply worried that this development may become a rental
community. This could undermine the stability of the neighborhood and the long-term investment of those who call it
home.
This proposed development threatens the iden?ty of our village, the security of our property values, and the quality of
life for residents. I implore you to give serious considera?on to these concerns and ensure that they are fully
communicated to the Planning Commission.
