Good morning.
We are very concerned about this project as it was described to us by the developer and their attorney in
the meeting at the Village West Clay.
While our reasons are many and the same as most other VWC residents (density, construction quality
which is inferior to VWC standards, property values, very little set back / buffer to VWC properties, high
likelihood that they could become rentals despite what the developer claimed…), we are also concerned
with the free access the new residents would have to the many parks, green space and walking / riding
paths throughout the Village that we pay for each quarter. It is expensive to properly maintain the
landscaping and replace / repair the equipment. The areas would become more crowded with less
access to Village residents. There is no way to reasonably monitor who would be using these areas and
there was nothing in the developer’s plans to provide anything like what we have.
The plan to add a road from the new development through the VWC going east to Hoover Rd. would
require the destruction of many large trees. It would would run through a narrow area between two ponds
that are stocked with fish and used by Village children and adult residents. It is currently a beautiful area.
We have no objection to that area eventually being developed, but we would hope it would be less dense
and more in keeping with VWC and west Carmel standards. There is probably more profit for the current
land owner and developers to put in as many homes as possible.
