Standard release. NOTES & CONDITIONS RE:

2. A townhouse is a single-family
dwelling unit constructed in a group of
three or more attached units, separated
by property lines in which each unit
extends from foundation to roof and with
open space on at least 2 sides~
3. Exterior walls with a fire separation
distance less than 3 feet shall have not
less than one-hour fire-resistive rating
with exposure from both sides-per code.
4. Garages shall be separated from the
residence and its attic areas by a smoke
separation of not less than 1/2-inch
gypsum board applied to the garage side.
Garages beneath habitable rooms shall be
separated from all habitable rooms above
by not less than 5/8 inch Type X gypsum
board or equivalent. The structure
supporting the separation shall also be
protected by not less than 1/2 inch
gypsum board or equivalent, per code.
5. Every sleeping room shall have at
least one open able window or exterior
door that meets the minimum area and
dimension requirements, per code.
6. Townhouses shall be separated by
fire-resistive rated wall assembly per
code.
7. Each individual townhouses shall be
structurally independent, per code.
8. Townhouse common walls shall be
continuous from the foundation to the
underside of the roof sheathing, deck,
or slab, and shall extend the full
length of the common wall, per code.
9. Parapets shall be provided for
townhouses as an extension of the common
wall, per code.

The building & Sewer Shall be pve sewer pipe meeting ASTM specifications 3034 SDR 35 of latcst revision; or vitrified clay pipe, meeting
ASTM specifications C-700 for extra strength clay pipe oflatest revision unless other materials are hereby permitted in writing. The sewer
shall be installed in accordance with ASTM 2321 for pve pipe and the Uniform Plumbing Code for the State of Indiana. All installations shall be
in strict compliance with pertinent City of Carmel ordinances. Back Water check valves shall be installed in accordance with City Code Section
9-122(a), and sections P3008.1 and .2 of the International Residential Code. All building sewers shall be 6" diameter.
All installations shall be "ooen trench" insoected and aooroved bv the Carnle! Sewer Dcoartment before anv backfilling: is done. Non-
compliance may result in digging up the sewer installation and/or denial of future sewer permits and/or denial of water conncctions.
No footing or foundation drains or other sources of ground water or stann water shall be permitted to enter the public sewer.
Sewer insocctions should be reauested at (317) 571-2648 one to four hours in advance.
No inspections or installations will be made on Saturday or Sunday or holidays unless arrangements are made at least 24 hours in advance. All
plumbers or contractors installing sewer (or water) lines shall have a plumbers bond posted with the crn' ENGINEER'S OFFICE. If any street
must he cut. a senarate street cut nennit .'ihall he ohtainecl.
