HomeMy WebLinkAboutLetter #141 Sarah Fortener Butler, Bric From:Sarah <nicelypub@aol.com> Sent:Monday, November 18, 2024 11:03 AM To:Butler, Bric Subject:Proposed Stout Farm Development I won't go into the many reasons why the proposed Clay Cottages development is unacceptable, as I am sure you have already received numerous e-mails clearly pointing out its many deficiencies and shortcomings. My short list, though, includes its extremely close proximity to the Village of WestClay—as in backing right up to homes on Horsham, Branford, and Stanhope. I'm guessing that residents of Clay Cottages would consider the amenities of the Village of WestClay to be theirs, as well. At the Village meeting where the developer made his presentation, a couple sitting next to me (current residents of the Village) said that they were all for the development ... because they could move there and still enjoy all that the Village has to offer without paying the Village's HOA fee. The proposed development is too dense and would have a huge impact on traffic in that section of Towne Road and various side streets. If a connector road were to be built between Clay Cottages and the Meeting House Road & Montcalm roundabout (Colfax Circle), many residents from the overly congested development would no doubt cut through the Village to get to 116th Street, especially after the new roundabout on 116th is constructed. Schools are another issue. Are the local schools prepared for what could be many new students? Could these homes end up being rental properties? What about drainage issues caused by the high density of home? I fail to see why zoning variances should be granted for this development, as it has very little to offer. Thank you in advance for considering these objections. Sarah Fortener 12455 Branford Street Carmel, IN 46032 snfortener@nicelycreative.com nicelypub@aol.com 1
