Please forward to the Planning Commission members involved with this issue.
Here we go again with a high density development proposal for Town Road! As a resident of The Village of
West Clay, I know something will happen with the available 37 acres across from my backyard, but this
current plan should not be approved. I live north of this field, next to the alley. The current housing
subdivision is requesting approximately 135-142 low cost houses! We moved to our home last year and
have done major renovations and repairs to a home built in 2004. We enjoy the parks and playgrounds
and our neighbors.
This field is a beautiful space to enjoy wildlife and songbirds in large numbers including eagles, hawks
and deer! A smaller project that includes green space and parks will allow some beauty to remain here.
Carmel is looking like a concrete city. This high density project is heartbreaking.
I have concerns over this current plan as does my HOA of The Village of WestClay:
• The proposed project is not consistent with homes in west Carmel
• The proposed project is not consistent with Village of West Clay Property Values
• The proposed green space and common area is inconsistent with Village and neighborhoods in west
Carmel
• The proposed density is too great and inconsistent with the Village
• The proposed development may negatively impact property values
• The proposed development has limited set back and screening or buffer
• The proposed development has 90% or greater lot coverage
• The proposed development has architecture inconsistent with the Village
• The potential development may create an unwelcome rental community consisting of investor owned
properties and short term rentals
• There are limited amenities and green space which is inconsistent with the Village and with other
neighborhoods in West Carmel
• The development may increase automobile traffic in the Village of West Clay
Please guide the City Planning Committees to consider the long term view. This type of Development will
have a negative impact on our community and the city of Carmel. More creative ideas are needed for this
incredible, beautiful field. A better solution has not been presented, this high density project is not
appropriate for the community.
