Thanks for stopping today to discuss the bedroom transom window for your new home at 235 1st Ave NW. I checked
with Angie and we are more than happy to work with you on a revised landscape plan to help address the issue of the
blank wall with plan?ngs rather than requiring the transom window. I’ve copied Ma? Shively in our office as he will be
the one reviewing the building permit down the road. Please pass this informa?on along to your team at Old Town
Design Group and have them contact us with any ques?ons.

Please respond in writing to the preliminary review comments listed at the
bottom of the 10/28 docket no. assignment email, and please do that before
noon on Friday, Nov. 15. For your convenience, they are listed again, below:
a) Please make checks payable to City of Carmel if you are paying via check.
b) Provide a copy of the Official List of Adjacent Property Owners from the
Hamilton County Auditors Office. (Make sure to check Carmel BZA on their
form.) c) *The Current in Carmel only prints on Tuesdays, and their filing
deadline is usually 14 days prior to their printing date. Please submit your
Microsoft Word file of the legal ad to them before Noon, Fri., November 1 so
that it prints on time. Their contact info is 317-489-4444 or
legals@youarecurrent.com. (Please refer to the Handout for a template of
wording to use for the legal ad and the mailings the Notice of Public
Hearing.) d) The mailings/notices to the adjacent property owners should be
done by first class mail with Certificate of Mailing (not Certified Mail). (Please
provide us with the stamped receipts of the certificate of mailings for the file
on or before Noon, Wed., November 20.) e) Please provide the filled out &
notarized Placement of Public Notice Sign Placement Affidavit form (found in
Handout) once the sign is placed. f) Please provide the filled out & notarized
Petitioners Affidavit of Notice of Public Hearing form (found in Handout). g)
Please provide the filled out Notice of the Public Hearing form/template
(found in Handout). h) Please provide proof of notice, such as Publishers
Affidavit from the newspaper, once you receive them. i) Please make sure to
list out your practical difficulties and hardships associated with having to
comply with the zoning ordinance. j) Please note that a Demo permit will
need to be filed to remove the existing home. (The Petitioner did apply for a
Demo permit B-2024-01351) k) Additional review comments (if any) will be
issued through ProjectDox, our online electronic plan review software. l)
Please confirm that you are working with the Carmel Engineering Dept. for
engineering approvals, and that you will also pay into the stormwater
fund/fee if you cannot provide on-site stormwater detention.

area along the south side of the house.

The home has been kept in the proposed location which
keeps it positioned the preferred distance rm the alley
and vehicular traffic.

Is possible, please add windows or transom windows to the north wall of the
Primary Bedroom (or provide plantings in that area that will help break up
the solid wall of brick.)

There are NO platted easements or otherwise known
easements. This plan was made wothout the benefit of
a current title policy.

Due to the lot exceeding lot coverage, detention will need to be provided or
a contribution can be made to the City's non-reverting Thoroughfare Fund
Please clarify if detention will be installed on the lot or if a $6,000
contribution will be made to the City's non-reverting thoroughfare fund in
lieu of providing detention.

There have been discussions of this alley being vacated but we have not seen
a vacation request yet.

An alley vacation is not proposed. Instead Jeremy
Kashman has approved an encroachment. He has
instructed from his staff Jarod Huff to manage this when
our site plan is filed. He said that would trigger the
encroachment.

I have uploaded our individual lot checklist to the correspondence folder for
use when submitting for the building permit. These are most of the items
that we will be looking for when the plot plan is submitted for the building
permit review and approval. Ensuring that that plot plan includes the items
listed will help to expedite the review process.

The BZA Hearing Officer approved these variances with the condition of
paying into the Stormwater Fund to the Carmel Engineering Dept. OR
providing on-site stormwater detention.
