You’ve likely heard from others voicing similar issues, and I won’t belabor the points or the details. That said, I do wish to share the high-level worries that my family and I share: • The proposed Stout Farm development has greater than 90% lot coverage. • The proposed density for Stout Farm is too great and inconsistent with the existing Village of WestClay development. • The proposed greenspace and common area for Stout Farm is basically greenspace and common area in name only. What it appears that the developers are doing – and this is not the first attempt at the development for this area – is akin to shoving 10 pounds of meat in a 5-pound casing. Just because the space is there…and just because there’s interest in developing that space…doesn’t mean that this project is the correct project for this space OR that this project even needs to happen. We are already seeing a deluge of multi-family units and rental opportunities throughout Carmel, so it’s not as though this is the only project providing these options for future residents. Moreover, even if there weren’t adequate multi-family units or rental opportunities throughout Carmel, to put those types of buildings in the proposed area is completely inappropriate given the established design and development of the area. This is not the right project for this area and the idea – and not only is this not the right project, this is not the right TYPE of project for this area. If anything, this appears to be a classic example of, “Just because you CAN doesn’t mean you SHOULD.” Please vote appropriately. Best, Andrew & Melissa Smith Village of WestClay Residents 1
