Re: BZA Docket No. PZ-2024-00212-213 V: Schneider Accessory Building Variances.
Dear Mr. Cooper:
At the meeting held on Monday, November 25, 2024, the Carmel Board of Zoning Appeals Hearing Officer took
the following action regarding the Development Standards Variance (V) requests filed by you for the property
located at 1631 W. Main Street:
APPROVED:
• PZ-2024-00212 V: Maximum 24’ x 30’ detached garage allowed; 52’ x 30’ granted (And, the
combined square footage of the ground floor area of garages and/or accessory buildings shall not
exceed 75% of the ground floor area of the principal building, 97% granted.)
• PZ-2024-00213 V: Maximum 18-ft accessory building height allowed: 27-ft (up to roof peak) granted.
Please be advised that per Article 9.15 of the Unified Development Ordinance, the aforementioned Development
Standards Variance approval is valid for three (3) years. By that time, either continuous construction of the
improvements must be underway, or a written request for a one-time, six-month extension of the approval must
have been received and approval granted by this Department. The expiration date of the approval is Nov. 25, 2027.
Please include a copy of this letter with any permit application.
