Re: BZA Docket No. PZ-2024-00200-210-211 V: Worrell Residence Variances
Dear Mr. Dobosiewicz,
At the meeting held on Monday, November 25, 2024, the Carmel Board of Zoning Appeals Hearing Officer took
the following action regarding the Development Standards Variance (V) requests filed by you for the property
located at 235 1st Ave NW:
APPROVED: Worrell Residence Variances - Development Standards Variance approvals for:
• PZ-2024-0200 V: Maximum 45% lot coverage allowed; 49% granted
• PZ-2024-0210 V: Buildings shall generally be longer than they are wide, with the narrow dimension
facing the street. Building widths shall not exceed 45-ft; 50.75-ft granted.
• PZ-2024-00211 V: Buildings shall not exceed the height of the tallest dimension of the nearest 2
Character Buildings by more than 7 feet. 31’ up to the roof peak allowed; 35’ 2 1/2” height up to roof
peak granted.
CONDITIONS:
• On-site stormwater detention required or payment into the Carmel Stormwater Fund.
Please be advised that per Article 9.15 of the Unified Development Ordinance, the aforementioned Development
Standards Variance approval is valid for three (3) years. By that time, either continuous construction of the
improvements must be underway, or a written request for a one-time, six-month extension of the approval must
have been received and approval granted by this Department. The expiration date of the approval is November 25,
2027.
