The site will need to match the plan for any site inspection approvals. I have also added a shade tree replacement list. If there are any trees on the existing plan that need to be replaced, like ash or pear, this list can be used as a pre-approved substitution list. The existing trees, if planned to be saved along the front of the building can be used in lieu of some landscaping. As for the SW perimeter buffer, as there are power lines in this location, I will still expect the spruce to be present, but I will not require the other existing circles to be added, as shown. If you want to add additional landscaping, you can revise this existing plan as desired. Info Only 2 1 Vectren Energy Chad Miller 12/12/24 9:28 AM Comment Please use caution when working around the existing gas meter during the building exterior remodel. Info Only 3 1 Planning & Zoning Christina Jesse 12/16/24 10:14 AM Comment These comments are made on behalf of Bill Hohlt in the Building Safety Division (whohlt@carmel.in.gov). Please work with him via email to address the following concerns: Please show the proposed accessible sidewalk on the east side on the site plan. All electrical and lighting should be operational. An exposed romex for a light fixture is present next to a public walk currently and needs to be addressed. A fire hydrant is located within the sidewalk. If this is an entry or exit, it will need to be addressed. An exit that is not compliant on the east side of the building. Parking spaces will need to meet the 2014 IBC and ICC A117.1 which governs accessible parking. Responded by: TRAVIS NEAL - 1/13/25 10:17 AM WILL DO, BUT COULD YOU CLARIFY? I AM CONFUSED THAT NONE OF THESE ITEMS WERE ADDRESSED IN THE LAST ADLS FILING, WHICH WAS APPROVED IN AUGUST. NOTHING IN OR AROUND THE BUILDING HAS CHANGED.. ARE THESE NEW REGULATIONS OR WERE ALL THESE ISSUES OVERLOOKED LAST TIME? Info Only 4 1 Sign Permits Aliza Shalit 12/16/24 11:33 AM Comment All permanent and Temporary signs require a sign permit application and review process. No sign shall be installed without this process. Please apply using the City of Carmel’s online permitting portal. Can you please provide the proposed sign locations too so that your materials are complete? You can use the same elevations you provided for that filing. The signs have all already been approved (approved back in August) and there are no changes to that, or any other portion of the plan. Renderings for the new building colors and landscape plan are attached here.. Will I get a link to officially upload all of my documents? I'll pay the fee here shortly. There is no single perfect tree; the most successful course is to match the planting site limitations with the right tree for that spot. Each site must be evaluated, and possible restrictions of tree species noted. These restrictions include rooting space, soil texture, soil pH, drainage, exposure, overhead wires, and surrounding building surfaces. The trees appearing on this list have different requirements and tolerances. All these species should do well in the urban forest environment of Carmel. Before selecting any species or variety further research should be done to ensure that the site would satisfy the specific requirements of the tree. Some of the species or cultivars listed here may not be readily available at local nurseries, particularly in calipers large enough for planting in high traffic areas.
